Four different services
A contractor condition review helps prepare a repair estimate. A licensed home inspection evaluates a dwelling under the inspector’s defined scope. Engineering addresses professional structural analysis or design. An official inspection is performed through the responsible permitting, enforcement, or housing program. These documents are not interchangeable.
Residential inspection credentials
Kentucky requires licensure for home-inspection practice and requires a licensed owner or employee when advertising a home-inspection business. The law provides exemptions for qualifying repair estimates. The actual service and scope matter, not just its label.

When engineering is needed
Professional investigation, evaluation, and design can fall within Kentucky’s regulated engineering practice. If your recipient asks for a structural opinion, load calculation, or stamped report, confirm the licensed provider and required deliverable first.

Ask the recipient what must be reviewed, who can prepare the report, the required format, and the deadline. This is especially useful for insurance renewals, property transactions, rental notices, and changes to an existing deck.
