Arrange access through the right contact
Coordinate entry, utilities, pets, and access to attic, crawlspace, mechanical equipment, and exterior areas with the owner or agent. Inspectors should record areas that remain inaccessible.
Understand a finding before negotiating
Ask the inspector to explain significant observations and recommended evaluation. Your agent can discuss contract decisions; the inspection report is not an appraisal or a repair-price guarantee.

Keep specialist questions separate
A structural concern, pest concern, or environmental test may require a separate qualified provider. Ask what is included rather than assuming every test is part of the home inspection.
