Review the property before listing
A seller can use an inspection to learn about observed conditions before marketing the property. Discuss your goals and timing with the inspector.

Prepare access and available records
Identify previous repairs, equipment locations, and any known concerns. Make agreed inspection areas accessible and confirm utility arrangements with the inspector.
Keep repair records organized
If concerns are evaluated or repaired, retain the original report and supporting documents. A repair invoice and an inspection report describe different things.

A buyer may still arrange another inspection
A pre-listing report does not prevent a buyer from choosing their own inspector. Ask your agent or attorney how reports and property disclosures should be handled.
