House connections and water entry

The ledger is the part of an attached deck that meets the building. Staining, gaps, or deteriorated material nearby are reasons for further review. Siding and flashing can conceal important details; seeing the face of a connection does not reveal everything behind it.

Posts, framing, and foundations

Accessible framing may reveal splitting, visible deterioration, corrosion, or signs of settlement. Buried footing dimensions, soil bearing, and concealed fasteners cannot be confirmed simply by looking at the deck. Any necessary opening, excavation, or engineering must be discussed separately.

Stairs, guards, and handrails

Tell us about movement, missing components, damaged stair treads, and any fall concern. Do not stress-test a railing or load a suspect deck to demonstrate the issue. If a condition appears immediately dangerous, keep people away and seek prompt professional help.

We review the visible findings and the on-site findings report with you during the visit. The agreed scope identifies accessible areas, observations, and repair considerations. Concealed conditions remain unknown until appropriate investigation. Any licensed inspection, engineering certification, or additional specialist report must be separately arranged.
