Ask for the assigned inspector’s name and Kentucky license information. Confirm which standards of practice apply and read the inspection agreement. Ask which structures and systems are included and which are excluded. A company name alone does not tell you who will conduct your visit.
What will the visit and report cost?
Request the total fee and any additional charges for travel, extra structures, or agreed testing. Confirm the report format and delivery timing. If you have a purchase deadline, leave time to read the report, ask questions, and obtain recommended specialist evaluation.
What access is needed, and can I attend?
Ask who arranges entry, how utilities should be handled, and which areas must be accessible. Discuss attic or crawlspace entry, pets, gates, and stored belongings. Ask when you may attend without interfering with the inspection and how questions will be handled.
Are additional tests or providers needed?
Do not assume the inspection includes environmental testing, pest assessment, sewer scoping, engineering, or official approval. Explain any recipient’s specific requirements before scheduling. Ask whether a qualified specialist is needed and how that work is arranged.
